TW International Investments Ltd secures capital growth by utilizing its extensive list of contacts which include realtors, note investors, banks, other hedge funds, and many other existing relationships developed over the last 10 years. We use these contacts to find and identify under performing real estate assets, we quickly fix and reposition the asset and then immediately sell it at a profit. In most cases the asset will be pre-sold during repositioning, which includes either renovation and/or placing a tenant for residential and commercial deals, to expedite our exit. Our buyer contacts include an extensive list of investors who are solely focused on cap rates and long term holding of these assets, before we buy we know who our buyers are and we ensure the deal fits their criteria and portfolio before we pursue the purchase to eliminate risks on exiting the deal.

Our investment strategy will be to focus on opportunistic investments in the lower to lower middle market worldwide, where competition is less intense. We focus on deals ranging from $300,000 to a maximum of $25,000,000 to ensure that we spread the risk among a variety of qualified deals that are continually being turned over. Most other funds do not have the flexibility of doing very small deals by industry standards, this is our biggest advantage as we can execute quickly and deliver superior returns by turning over multiple smaller deals on a continuous basis. Larger funds are focused on large projects and are less likely to devote their resources to execute on smaller opportunistic transactions.

Allocation of Investment Funds

  • 40% of the fund will be allocated to our primary objective of “Buy, Fix, and Sell”. Acting fast on the purchase can give us an opportunity to negotiate the best “BUY” price well below market. Pre-Qualifying our repositioning plan and expediting the “FIX” will save us significant carrying costs. Finally the most important part is the “SELL”, we will premarket the deal to our existing extensive list of pre-qualified buyers to ensure a rapid close. We are truly an international fund and we will do business in most international markets. We have strong existing contacts in North America, Europe, Asia, Central America and the Caribbean; where we can find the best deals to match our criteria of a profitable rapid turnover. We will buy, reposition, and sell residential assets such as single family homes, condos, town homes and commercial projects which include retail, commercial, self storage and industrial.
  • 40% of the fund will be allocated for the “Build to Rent”, single family home market. This category is a rapidly emerging component of most corporate, institutional and pension managers portfolios. We have existing relationships that allow us to presell and package bundles to our partners to take full advantage of this opportunity. We will be targeting specific US based geographical regions that align with our buying partners to ensure we do not have any unsold inventory. They have agreed to advance deposits which will allow us to expedite and expand this important opportunity to support their increasing volume requirements.
  • 20% of the fund will be allocated to Joint Venture “Vertical” execution with qualified developers. We would provide capital, manage the execution and expedite sales for both residential and commercial projects. There is a tremendous amount of opportunity and a potential for strong profits by assisting developers in the vertical execution on projects. The approach is a joint venture format where we can help expedite the building execution and control the selling process of completed projects in rapid growing hot markets. We can step into and out of the market whenever we chose as we are not tied up with the land and in most cases we would presell the asset well before final completion securing our profits and exit. We can continually repeat this process in large projects and take advantage of an improving marketplace. This flexibility allows rolling over a specific amount of capital to maximize profits without overexposing ourselves to risk by going in too deep into any specific project or market.
